General terms & costs

  • A prospective tenant is any person who responds to a residential property for which Expata Real Estate mediates. A tenant is any person who has accepted the conditions for renting a specific property verbally or in writing.
  • Residential space is understood to mean any residential space for which Expata Real Estate mediates on behalf of an owner/landlord or offers for rental on behalf of fellow brokers.
  • The information you provided is correct and entered to the best of our knowledge.
  • The information you provide will be treated strictly confidentially.
  • No right to allocation can be conferred on the confirmation of this registration.
  • Your provided data may be checked by Expata Real Estate.
  • The accommodation offered is mediated on behalf of the landlord.
  • A viewing of a residential property by the prospective tenant is always without obligation and free of charge.
  • If, after viewing, a prospective tenant indicates that he or she would like to be considered for renting the accommodation, a letter of intent to rent will be signed
  • By signing the letter of intent, the prospective tenant undertakes to rent the residential property, unless the landlord decides not to offer the prospective tenant a rental agreement, regardless of the reason.
  • An option can never be taken on a property. Should it subsequently appear that no permission has been obtained for the rental of an object, the rental will not have been established and no rights can be derived from any communication from us or a down payment. Any form of liability on our part is hereby excluded.
  • Expata Real Estate accepts no liability for the choice of the owner/landlord.
  • All offers of living space made by Expata Real Estate, both written and verbal, are without obligation. The prospective tenant cannot derive any rights from this.
  • All communications, commitments and agreements offered by Expata Real Estate and its employees are at all times deemed to have been made subject to approval by the landlord and/or owner of the residential property. Expata Real Estate, partly due to its dependence on third parties for obtaining information, cannot provide any guarantee for the correctness, completeness and topicality of the information provided by Expata Real Estate.
  • Expata Real Estate is not liable for the manner in which the landlord, after the conclusion of a rental agreement, does or does not fulfill his obligations. The prospective tenant must always contact the landlord directly. The prospective tenant indemnifies Expata Real Estate against all claims for damages from the owner/landlord and/or third parties in any form whatsoever.
  • Expata Real Estate is not liable for the consequences of inaccuracies, incompleteness, nullities or voidability in the rental agreement which are the result of incorrect information provided to Expata Real Estate by the landlord.
  • Dutch law applies to all disputes between prospective tenants and Expata Real Estate.
  • The rental price that Expata Real Estate advises does not necessarily have to be in accordance with the points system of the rent assessment committee. Neither tenant nor landlord can and will hold Expata Real Estate liable for this. The landlord remains liable for the amount of the rental price.
  • Your registration with Expata Real Estate will expire after you have been assigned a home
  • Expata Real Estate works on a no cure, no pay basis. Our brokerage fee is equal to 1 month's rent excluding 21% VAT. You explicitly agree to this.
